PropyMart's Market Trends tool compares locality median asking prices per square foot, sale-listing counts and BHK price benchmarks in cities with PropyMart inventory. Enter a budget and reserve to estimate a size equivalent, then inspect actual homes. Listing prices are not registered sales; this tool does not measure historical movement, demand or future growth. Optional NAS AI commentary is separate from the measured benchmarks.

How to read locality asking-price benchmarks
- Choose a city Choose a city with live PropyMart sale listings. Kolkata is the default. Check the displayed sample before drawing conclusions.
- Inspect a locality Compare median asking rates and listing counts. Rates include positive-size listings recorded in square feet only; missing or small samples are disclosed.
- Set budget and reserve Subtract cash reserved for other costs from total budget. Divide that property allowance by the locality median asking rate to estimate a size equivalent.
- Validate the shortlist Inspect actual homes, area definitions, commute and legal papers. Recorded project registration IDs are not confirmation of current RERA status. Confirm interior serviceability at your address.

Illustrative buyer inputs, not city statistics · Indicative · Oct 2026. Formula: floor(max(0, budget − reserve) ÷ asking rate). Costs outside the reserve are extra.
A buyer reserving cash
₹60,00,000 total budget less ₹5,00,000 reserve leaves ₹55,00,000. At an assumed ₹6,000/sq ft, divide the allowance by the rate and round down. This is not an available listing. budget-equivalent size: 916 sq ft
Comparing a higher quoted rate
₹75,00,000 total budget less ₹10,00,000 reserve leaves ₹65,00,000. At an assumed ₹8,500/sq ft, divide the allowance by the rate and round down. This is not an available listing. budget-equivalent size: 764 sq ft

What questions does the Market Trends answer?
Which Indian cities are the best to invest in for 2026?
This workbench does not rank future investment performance. It compares current asking-price samples in cities with PropyMart listings. Review matched rents, costs, registered sales and legal risks before investing.
How accurate is the AI market analysis?
NAS AI commentary is generated guidance, not transaction evidence. Use the live sample counts and asking-price benchmarks for context and independently verify any external claim.
How often is the market data updated?
Benchmarks are queried from current active PropyMart sale listings and cached briefly for up to two minutes. The workbench shows the data retrieval time.
Are property prices rising or falling in India in 2026?
A current listing snapshot cannot establish price movement. This tool has no comparable historical price series and makes no national year-on-year claim.
Which is better — under-construction or ready-to-move?
Compare delivery risk, approvals, actual possession, total payable price and applicable taxes. Neither category guarantees a discount or appreciation.
Can this tool tell me when to sell my property?
No. Asking-price samples can inform price checks, but do not measure sale velocity or identify an optimal selling window. Obtain comparable registered transactions and property-specific advice.
Does the AI cover commercial property trends?
The sale sample can include commercial listings, so compare property types carefully. No office-vacancy, rental-escalation or commercial-yield feed is included in the measured workbench.
Is this analysis free?
The workbench, PDF report and sharing are free without login. Saving a plan to an account requires sign-in.
Does a larger listing sample mean higher demand?
No. Listing counts measure observed supply, not sales, demand, rental yield or liquidity. No investment return can be inferred from inventory alone.
How is the median per-square-foot asking price calculated?
For each eligible listing, asking price is divided by recorded area in square feet. The middle of those rates is the median; for an even sample the middle two are averaged. It is not a registered transaction price or price divided by average area.
What happens when there are too few listings?
The tool shows sample counts. Fewer than three rate-bearing listings is labelled not enough listings yet; the numerical benchmark remains a small-sample observation, not a reliable valuation.
