Area Compare — Side-by-Side Locality Comparison

Reviewed by · AI Property Advisor · Last updated 2026-10-31

Area Compare puts two or three localities in a city with PropyMart inventory side-by-side on median asking rates, listing samples, recorded project registration IDs, city-tagged interior packages and budget-equivalent size. End-use shortlists prioritise lower asking rates; investment research shortlists prioritise sample breadth. These stated rules do not predict returns or score commute, schools, safety or historical growth. Optional NAS AI analysis remains available for the first two localities.

How do I use the Area Compare?

  • Compare two or three localities head-to-head
  • Live median asking rates and real listing sample sizes
  • Check target-size budget fit and reserve scenarios
  • See recorded project IDs and city-tagged interior options
  • Transparent end-use and investment-research shortlist rules

How to compare localities on the same budget

  1. Choose a city Choose a city with live PropyMart sale listings. Kolkata is the default. Check the displayed sample before drawing conclusions.
  2. Select two or three localities Compare median asking rates and listing counts. Rates include positive-size listings recorded in square feet only; missing or small samples are disclosed.
  3. Set budget and reserve Subtract cash reserved for other costs from total budget. Divide that property allowance by the locality median asking rate to estimate a size equivalent.
  4. Validate the shortlist Inspect actual homes, area definitions, commute and legal papers. Recorded project registration IDs are not confirmation of current RERA status. Confirm interior serviceability at your address.

Three worked budget examples

Illustrative buyer inputs, not city statistics · Indicative · Oct 2026. Formula: floor(max(0, budget − reserve) ÷ asking rate). Costs outside the reserve are extra.

A buyer reserving cash

₹60,00,000 total budget less ₹5,00,000 reserve leaves ₹55,00,000. At an assumed ₹6,000/sq ft, divide the allowance by the rate and round down. This is not an available listing. budget-equivalent size: 916 sq ft

Comparing a higher quoted rate

₹75,00,000 total budget less ₹10,00,000 reserve leaves ₹65,00,000. At an assumed ₹8,500/sq ft, divide the allowance by the rate and round down. This is not an available listing. budget-equivalent size: 764 sq ft

Testing a larger reserve

₹1,10,00,000 total budget less ₹20,00,000 reserve leaves ₹90,00,000. At an assumed ₹11,000/sq ft, divide the allowance by the rate and round down. This is not an available listing. budget-equivalent size: 818 sq ft

What questions does the Area Compare answer?

How do I choose between two localities for buying a home?

Compare asking-rate samples and budget fit first, then verify commute, schools, utilities and property documents. The end-use rule prefers lower asking rates, not an overall quality winner.

Should I buy in a developed locality or an upcoming one?

Check existing infrastructure against promised infrastructure, delivery timelines and the total entry cost. This tool does not estimate appreciation for either locality type.

What factors most affect locality desirability?

Commute, services, safety, utilities, legal quality and affordability matter differently to each household. No universal percentage weights are used here.

How does metro connectivity impact property price?

Connectivity may affect buyer preferences, but no station-distance premium is measured here. Verify operational status and actual door-to-door travel times.

Are gated communities worth the premium?

Compare actual home prices, maintenance charges, amenities and management quality. A price or rental premium is not guaranteed and is not calculated by this workbench.

Is buying in tier-2 cities a good idea?

Assess the specific locality and property against your needs, comparable rents and total costs. City tier alone does not establish future returns or rental yield.

How important is water + power reliability?

Verify supply, backup capacity and running costs directly with residents and the association. No utility-reliability score or price premium is available in this comparison.

Where can I find historical price trend for a locality?

These tools show current listing benchmarks, not a historical price series. Consult official registered-transaction records where available; circle rates are statutory reference values, not market-sale medians.

Does a larger listing sample mean higher demand?

No. Listing counts measure observed supply, not sales, demand, rental yield or liquidity. No investment return can be inferred from inventory alone.

How is the median per-square-foot asking price calculated?

For each eligible listing, asking price is divided by recorded area in square feet. The middle of those rates is the median; for an even sample the middle two are averaged. It is not a registered transaction price or price divided by average area.

What happens when there are too few listings?

The tool shows sample counts. Fewer than three rate-bearing listings is labelled not enough listings yet; the numerical benchmark remains a small-sample observation, not a reliable valuation.
