What questions does the ROI Calculator answer?

What is a good rental yield in India?

There is no universal threshold. Compare net income after owner-paid costs with your capital, local asking-rent evidence, financing needs and alternatives. A high advertised gross yield can conceal vacancy and maintenance.

How is property ROI calculated?

Profit is net sale proceeds after costs, loan repayment and estimated gain tax, plus cumulative after-tax rental cash flow, minus initial equity. Total ROI divides profit by initial equity plus later cash shortfalls. IRR also accounts for timing.

Is real estate a better investment than mutual funds?

It depends on the price, cash flow, costs, risk, liquidity, tax and holding period. Neither asset has an assured return. Use Investment AI to compare explicit assumptions with the same money and horizon.

What costs are not included in this ROI calculation?

GST, purchase brokerage, loan fees, insurance, repair surprises and furniture replacement are not separately modelled. Buying charges, furnishing, vacancy, maintenance, municipal tax, loan payments and a 2% selling-cost assumption are included. Assumptions are indicative, Oct 2026.

How long should I hold property to get good returns?

No holding period guarantees a profit. Move the sell-year slider and inspect the first modelled year with non-negative profit after costs. Actual resale timing and prices can differ materially.

What appreciation rate should I assume for India?

Use an assumption supported by your own comparable transactions and test lower or negative growth. PropyMart does not provide a city-specific appreciation forecast in this calculator. The default is illustrative, not measured market growth.

Does this calculator factor in home loan interest cost?

Yes. Select a loan-funded purchase and set loan-to-value, interest and tenure. Monthly amortisation determines interest, EMIs and outstanding balance; sale proceeds repay the remaining loan.

How is rental yield different from total ROI?

Rental yield measures annual rental income against property capital. Total ROI includes the holding-period sale outcome and cash flows after modelled costs. Adding gross yield to appreciation is not the same as net multi-year ROI.

Does this property ROI calculator include stamp duty and home loan interest?

Yes. Editable buying charges, furnishing, vacancy, running costs and monthly loan amortisation are included. No GST or purchase brokerage is modelled.

What is the difference between property IRR and CAGR?

IRR recognises yearly rental cash flows and additional equity contributions. A simple CAGR assumes one initial amount and one final amount. This tool uses annual cash-flow IRR.

How do you compare a loan-funded property against FD?

The FD starts with the same initial equity and costs and receives the same year-end contributions needed to fund property cash shortfalls. Positive property cash flow is held without interest.
